What's Not Covered
Per NAHB Residential Construction Performance Guidelines, these items fall outside builder warranty scope.
- Normal wear and tear from everyday use
- Damage caused by lack of proper maintenance
- Unauthorized alterations or modifications
- Acts of God (floods, earthquakes, severe storms)
- Secondary or consequential damages

What Qualifies
- Safety threats (gas leaks, electrical hazards)
- Total utility failure (no heat below 45°F, no A/C above 90°F)
- Active water/gas leaks requiring immediate shutoff
Non-Emergency Examples
- Dripping faucets or fixtures
- Single outlet or switch failures
- Appliance questions (contact manufacturer directly)
- Cosmetic concerns or minor adjustments
Non-emergency requests are handled during normal business hours.
